Few New Homes in the Chapel Hill Carrboro School District

You may have noticed that new homes are few and far between in Chapel Hill, especially new homes on half acre+ lots in the Chapel Hill School District. Last winter I noticed some new large lots going in in South Grove across from the Southern Chapel Hill Community Park and down the street from Southern Village. John Wieland is planning to build 26 homes on 39 acres. Priced from the upper 600’s on half acre+ lots. I was pretty excited because the homes would be in the Chapel Hill School District with a very convenient location just a couple of miles from UNC and no more than 10-15 minutes to Whole Foods, Trader Joe’s and Southpoint Mall. I showed the lots to some clients and them we went to Raleigh to look at some examples of similar completed homes by the builder. My clients decided to buy a home in Cary so I just checked in with the neighborhood occasionally as time went on.

Nothing Happened in South Grove

Well, nothing happened and the lots just sat there with no homes being built. One lot looked like it was partially cleared but that was it. Finally, after about 8 months I noticed some landscaping and an entry feature going in. Good news because I have clients who only want a new home and would love living in that location. Do you have any idea what the hold up was? I didn’t guess. Turns out Chapel Hill has very strict home plan requirements. According to an agent with the builder the homes they planned for the neighborhood were too tall! The builder had to get the plans redrawn and re-engineered.

It’s happening now! New homes under construction

I was in the neighborhood yesterday and homes are going up. If you should drive by you may notice one of the homes looks very small. It’s one of the 3 required Community Trust homes for low to moderate income buyers. All developments in Chapel Hill have a percentage of homes for affordable housing.The 3 homes will be scattered through the neighborhood. Generally the housing is for buyers who make 65-80% of the areas medium income. The AMI in Chapel Hill is almost $70,000. South Grove Chapel Hill Site Plan Here are the current listings.

Marianne did a fabulous job as our realtor. It was stressful to be relocating to an unfamiliar, new area from out of... town, and Marianne was extremely helpful. She had so much experience and knowledge of the neighborhoods, schools, and services for our special needs child, and she was able to advise us on the best location for our family. Even in the middle of a winter storm she was out looking at houses for us, taking detailed videos so we could see the homes from out of state. She was very responsive and always available to answer our many questions about the area. She was very knowledgeable about the buying process and did a great job of negotiating on our behalf. When we got to Chapel Hill, Marianne gave us several different tours, and even took the time to show our son playgrounds all over town. Marianne Howell Wright is real Estate Agent; she works with her husband, Chip Wright who was in a construction building... contractor. I have been in the area for year and knew quite well the market, and where I wanted my family to be, which I recommend to any new buyer. I contacted Marianne because I liked her videos and she seemed knowledgeable about the area. They both came straight away, which other agents do not do. In general, Marianne recommends new constructions over old houses because she often goes to new development meetings and is well aware of the new construction materials (lighter, better, and more efficient). However, I chose an old house. Being single, Marianne and Chip made sure that I understood what it meant to choose a house that required a lot of work. Once it became clear that I knew what it would take to fix the house, Chip and the inspector built a terrific file and Marianne negotiate and reduced the price significantly, which is rare for the area. I invested this extra money in the house and hired contractors with Chip helps. The house was ready for my family in a month. I would like to add that Chips was not keen to advice for contractors because some clients might be suspicions of his intentions, but if you ask, he would tell you.A house is everyone own choice. You are the only one who knows what your family likes, can afford, and able or not to handle small/big improvement projects. What chip can do is to give you a far opinion on the house condition. What Marianne can do is to build the best file in order to negotiate the best price for the buyer or the seller. I recommend this team because they are professional, reliable, and efficient.read more
